We can’t make you read these next paragraphs. But if you do, there won’t be any surprises and you’ll never feel like you got tricked. (We know – that’s not a fun feeling.) Okay, here you go… all that fine print and legal stuff that makes most people roll their eyes. We do this partly because our lawyers make us, but also because we would never, ever try to “pull a fast one” on our guests—that’s not how we do business. So we put everything down in black and white. All guests, whether booking through our website or a third-party site (e.g., Airbnb, VRBO, Booking.com, etc.) must acknowledge (a) they have read the following terms and conditions (even if you only glanced at them), and (b) they will comply with the rules set forth below during their stay. Cancellation Policy Reservations are fully refundable up to 30 days before your stay. Refunds for cancellations made within 30 days of your stay are contingent on whether we can find another guest to book the property for your reserved dates. If someone requests the same dates, you’ll get a full refund. If another guest books part of your canceled time, you’ll get a partial, prorated refund. If no one books the property for the dates you reserved then cancelled, we cannot issue a refund. (This is where trip insurance is nice to have.) Damage Waiver/Security Deposit Entre-Realty, LLC and StayGVL have enlisted SafelyStay, Inc. to verify guests to ensure a positive and safe stay for guests and for the comfort of our neighbors. By making a reservation with us, the Renter gives permission to the property manager to verify their identity and check criminal databases to confirm the Renter’s reservation. Complete terms regarding Safely’s guest verification can be found at www.safely.com/terms. The Renter may receive an email from Concierge@Safely.com to complete their screening. Please check your spam inbox for this email, and contact Safely at Concierge@Safely.com, or go to www.Safely.com, if you have any questions. As part of our effort to help you relax and enjoy your stay, we have partnered with Safely.com to provide you with the below protection. The cost of this protection has been included in your rental rate and covers you for accidental damages during your stay for stays under 14 days. This covers The SafelyStay, Inc. Trust and Safety Fee, which includes up to $10,000 of accidental coverage for contents damage and up to $100,000 coverage for accidental property damage and bodily injury. Complete terms regarding the Trust and Safety coverage can be found at safely.com/shutupandbeach. Any damages that exceed those amounts or are not covered under the waiver will be charged to the credit card on file if booked through Property Management website or VRBO. If booked through Airbnb, Property Manager will work with Airbnb to collect damages through the Airbnb Resolution system. Additional charges may apply for items such as abuse, damage above normal wear & tear, pet damage, theft and additional cleaning costs when necessary. For stays over 14 days, the Renter is not covered under The SafelyStay, Inc. Trust and Safety Coverage. As such, Entre-Realty, LLC and StayGVL will take a refundable security deposit from the Renter (property and reservation length dependent), which will be held in trust until the Renter’s departure. The Property Manager also reserves the right to require an additional, refundable Security Deposit (amount is property dependent) if the Property Manager is concerned that the booking guest(s) may violate the established house rules. This includes, but is not limited to, guests under the age of 25 years old; guests who have less than a 5-star rating profile; guests who are hosting events and/or participating in events in town that may lead to property damage (bachelor/bachelorette parties, weddings, etc.); guests who have no previous ratings and/or their profile was recently established; or other concerns by the Property Manager. *These properties are valuable assets for our owners, and we are entrusted with their care. We want to ensure that a guest remains on their best behavior and the Security Deposit will be returned after departure and inspection by our staff. All renters are responsible for intentional damages or theft at our rental properties. Additional charges will be levied for abuse of property, damage above normal wear and tear, damage caused by pets, theft, and additional, necessary cleaning costs. The property manager may also collect a refundable security deposit from Airbnb guests through the Airbnb Resolution platform, as Airbnb does not currently collect a security deposit on behalf of the owner/manager. Property Use Renter agrees that the premises shall be used only for residential purposes and for no other purpose whatsoever. Special events, weddings, and social gatherings that exceed maximum occupancy are prohibited. Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws, and ordinances affecting the Premises or occupancy thereof. Tenant further agrees that no use shall be made of the premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancelation of any insurance policy covering the premises. Smoking Policy Out of consideration for all our guests, smoking is absolutely forbidden inside the property. If our cleaning personnel determine that this rule has been broken, we will add a $950.00 cleaning charge to your bill. If a guest reservation is still ongoing, the guest may also be asked to vacate the property without compensation for the remaining days of their reservation. Smoking is permitted outside of the property, so long as you are at least 25 feet from the property and all exterior doors and windows are closed. All cigarette butts must be picked up and disposed of properly. There will be a $5 charge for every cigarette butt we have to pick up on the property. (Because, let’s face it, who wants to clean up someone else’s butt?) Noise Policy Be considerate of the neighbors by remembering that no parties are allowed on the property. Ever. Quiet hours are from 9:00 pm to 9:00 am. If you get too loud, we will be stopping by and asking you to use your library voice. Pet Policy Though these are pet-friendly homes and we love all pets, pets are NOT permitted at all properties, so please refer to the listing description. If the property you’re interested in is pet-friendly, see below: Pet-Friendly Properties Pets are allowed in most properties, with prior coordination and fees paid ahead of time. Violation of not coordinating with Entre-Realty, LLC will result in immediate eviction without refund, and will result in an agreed five hundred dollar ($500.00) liquidated damages award to Entre-Realty, LLC and Property Owner. Renter will be responsible for all cleaning costs and any losses incurred by Property Owner and/or Entre-Realty, LLC due to this violation. Homes that are pet friendly are currently for dogs only. Cats will be considered, but only with prior approval by Property Manager. For guests planning to bring dogs, guests must inform us of what kind of dogs they will be bringing ahead of time or at booking. Pet fees are property dependent so please check the property description for costs. It’s no fun, but pet owners are responsible for scooping poop up from the yard before departing. Guests will be charged $10 for each “pet present” that our cleaning staff must remove. We do comply with requirements for service animals*; however, guest MUST furnish the following in order to have the pet fee and deposit waived: 1. Guest must submit the following questions with answers: A. Does the guest have a disability? B. Does the guest require the assistant animal because of the above disability? C. What work or task the animal has been trained to perform? 2. Guest agrees to comply with the following rules: A. The animal is completely housebroken and will not bark disturbing neighbors or other tenants. B. Animals must be kept off of all furniture (unless medically required). C. The animal will never be left alone in the property. D. Any animal mess outside will be picked up and properly disposed of by the guest. E. The animal will be on a leash at all times while outside and must be under control of the owner at all times. *NOTE: The ADA does not consider Emotional Support Animals (ESAs) the same as Service Animals, and therefore ESAs are not covered under the same rules. Any guest bringing an ESA will need to pay for the animal as required by the listing description. Check-In and Check-Out Unless you paid the Early Check-In Fee, check-in is at 4:00 pm. Unless you paid the Late Check-out Fee, check-out time is 10:00 am. Sharp. All guests and occupants must completely vacate the premises at the time specified. This is because our staff needs adequate time to properly clean the property between guests (especially in this era of COVID-19). Any delay in check-out will result in guest(s) being charged additional fees. At booking, guests may always request an Early Check-In or a Late Check-Out for a property-dependent fee, per request. All such requests must be approved by the reservation staff. Minimum Booking Minimum booking requirement is two consecutive nights. Please call for exceptions. We may be able to accommodate guests for a single night’s stay if they are booking last minute or on weekdays when there is more availability. Long-Term Booking We accept long-term bookings up to six months or more, and—good news! —we have special rates for these types of stays, depending on the season and availability. Please contact us at www.info@StayGVL.com for quotes and availability. Parking Parking is authorized in designated spots. Parking instructions can be found in your Arrival Instructions, along with the property guidebook. For properties requiring a Parking Pass for the parking garage, a pass will be provided for one (1) vehicle. For all other vehicles, there is on-street parking available or fee-based parking available throughout the area. Please note that the Parking Pass MUST be left in the unit upon departure. If we cannot locate the Parking Pass provided, there will be a $250 charge to the credit card on file to replace. Drugs Absolutely NO DRUGS are tolerated on our rental properties. If we find evidence of drug possession/use, we will call the police immediately and provide all guest information to law enforcement. Additionally, guests will forfeit any security deposit to cover damages and/or time spent dealing with local authorities, as well as any cleaning fees required to remove items from the property. Occupancy By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Falsified Reservations Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. House Rules Guests agree to comply with the house rules established for each property. House rules can be found under the description for each property at either our website or on third-party vacation rental sites. Additional Terms and Conditions 1. For security reasons, game software and/or electronic files may not be downloaded by guests onto provided in-home computers or electronic devices. 2. All original house items must remain in the house. If furniture or other household items are moved or rearranged during your stay, those items must be returned to their original location upon check-out. Hourly rates will apply if our staff has to spend time putting items back in their proper places. 3. Appliances should always be off when you are not physically present inside the house. 4. Guests are not allowed to make repairs or arrange for any modifications to the property. Any issues with the house must be reported immediately to the property manager. Any repairs or contractors scheduled by the guest without notification to the property manager will result in the guest being liable for any costs, as well as any additional costs required to fix any items not repaired correctly by the guest. In case of fire, flood, burglary, or Acts of God, please call 911 first and then notify the property manager. No refunds will be given for issues that are not brought to our attention during your stay. 5. Make-up removal (yep, this is something we have to talk about). To our guests who wear make-up…we provide make-up removal towels in every property. Please use these (or facial tissues) to remove your make-up. If you use our towels to remove your make-up, and if we can’t get the make-up out of our towels, we will charge you a Replacement Fee per ruined towel as follows: large towels, $25, hand towels, $10, washcloths, $6. Taxes Collected Persons furnishing sleeping accommodations in South Carolina for vacation rental purposes must be licensed and must remit (unless otherwise exempt) the 6% state sales tax, plus any applicable local sales tax, to the South Carolina Department of Revenue, and must also remit any applicable local accommodations tax collected directly by the municipality and county in which the property is located to the applicable municipality and county. Hold Harmless Property Manager does not accept any liability for loss, damage or injury to persons or their personal property due to forces that are beyond the manager’s control such as, but not limited to, poor weather, bad road conditions, natural disasters, power outages, mandatory evacuations, construction, and/or “Acts of God.” Property Manager is not responsible for any inconveniences that may occur to prevent the use of amenities such as, but not limited to, hot tubs, television, and Internet. REFUNDS WILL NOT BE GIVEN DUE TO POOR WEATHER CONDITIONS OR OTHER OCCURRENCES SUCH AS THOSE LISTED HEREIN. Security Not Promised Guest has inspected and acknowledges that all doors and windows lock, fire extinguishers, security alarm systems and/or carbon monoxide and smoke alarms are in sound working order. Guest further understands and acknowledges that although the property manager makes every effort to make the vacation rental premises safe and secure, this in no way creates a promise or guarantee of security. Right of Entry The Property Manager reserves the right to inspect the vacation rental premises with advance notice. In the event of an emergency, or to make repairs, the property manager is permitted to gain entrance to the premises. Guests shall not attempt to prevent the property manager from gaining entrance under such circumstances. The property manager will not infringe upon the peaceful enjoyment of the guest(s) and will attempt to give reasonable notice before entering. Joint and Several Liabilities Guest(s) understand and agree that if more than one guest has signed the Vacation Rental Agreement, each guest is individually and completely responsible for all obligations under these terms and conditions. By signing and/or processing booking, guest(s) certifies that he/she has read, understood, and agrees to comply with all terms and conditions.
